Is The Senior Market a Growing Trend for Selling Homes As Is and Fast?
Dan: Do you see the senior market as a growing trend in the St. Louis area?
Phillip: Definitely. There’s a lot of articles out there about the Baby Boomers. I think the stat is 10,000 people a day turn 65. While they’re getting older rapidly, the people that we are really buying the houses from seem to be those Baby Boomers parents who are obviously in their 80’s and 90’s now. Today the Boomers, it seems to me they don’t really want to move into mom and dad’s house. They already have their house, they’re established and they’re still very active. The 50’s and 60-year-olds have their grandkids and their activities and the last thing they probably want to do is go rehab mom’s old house to try to get top dollar for it. So they’re just looking for the easy button, a way to sell the house for cash.
They don’t want to mess with all the hassles of having people traipse through mom’s house or having people tear it down or tear down the quality of the house. That’s where all their memories were. They don’t really want somebody that’s going to come in and with a retail setting you’re going to have to do a lot of repairs anyway because of today’s buyer. When it goes through inspections, they’re going to require you to do new utilities and maybe new roofs. So it’s going to still take money if you go the retail route and I think with people like Fasterhouse, the reason why they choose us is that when you buy it as is we take on all those responsibilities and it makes it much easier on the seller.
