Thinking of Selling Your Home Yourself

House for sale by owner

Although hiring a real estate agent to put your house on the market is the traditional way to sell, it may not be the smartest, and neither is the For Sale By Owner (FSBO, pronounced “fizzbo”) market, which accounts for 13% of home sales today. Here’s why.

It’s a Lot of Work.

Putting local houses for sale on the market is a lot more work than most homeowners expect. Not only is there the onerous task of actually putting the house on the market, but there’s also all the time and effort you have to spend fixing the place up and making it presentable to potential buyers. Walls and doors need to be painted. Storage spaces need to be purged. Cracks and leaks need to be fixed. Putting local houses for sale the traditional way can be a lot of work.

They’re Not as Profitable.

Many homeowners make home renovations and improvements in the hopes of increasing their property value. Although these projects do improve the value of the property, they virtually never provide a 100% return on investment. This means that there are essentially no improvements and renovations that can be made that will make more money than they’re worth, which cuts into the profit.

You Can’t Sell Your House Fast.

If you want to sell your house quickly, don’t put it on the market. When selling on the market or by-owner, deals that can be considered quick home sales take as long as 30  days to complete. In a slow market, local houses for sale can take as long as nine months to sell! And don’t forget about all the aforementioned time you’ll have to spend fixing up the house if you want to sell it on the market. Why waste that time competing with other local houses for sale when you can sell to cash buyers of real estate?

In the end, you may make a greater profit, spend less energy and money and sell more quickly by selling to a cash buyer.
